Entirely on my own account. But also because many people have asked me. We have started the Holiday Rental again. On 24.6 we will start again with Casa Luz, our Casa Molinar Townhouses in Calle Segura. The Casa Mar next door will follow in mid-July.

Both houses have just under 100m2 of living space and have private small terraces. A small gate leads to a large communal terrace with pool, which is shared by the three terraced houses.

Casa Luz has already been bookable for one day. For Casa Mar we will open the booking availability at the beginning of July. Below you will find the insanely fast filling booking calendar for Casa Luz. We are currently proceeding cautiously with the opening of bookable periods so as not to jeopardise quality.

Terms around Holiday Rental

A bit of background, also because many people ask me whether this or that apartment could be rented for a fortnight in November. As a rule, that is not possible. There are very strict rules on Mallorca since the new version of the law on tourist rentals. Every holiday property needs a licence and is also controlled. Violations are punished with heavy fines.

Long-term rental

In Spain, there is the normal long-term rental, which is our main business. And seasonal rentals, which must not be touristy. We could rent out any property for more than 30 days. But then there is the problem that the price for renting for a month in summer would be higher than the price for renting for a year.

Why? Because the effort for us is considerably higher with several rentals per year and it is also more likely that we would not also have vacancies during the year.

Practice ...

Therefore, in practice, it usually makes sense to either use the tourist rental, i.e. Holiday Rental, or to rent a property with a completely "normal" rental contract with a term of usually one year.
