Last week we delved into the fascinating Southwest, a region that has magically attracted the real estate market since the early 2000s. Today, I want to take you on a journey of discovery to the other side of the island, where luxury subtly shines in the form of nature and purity. The island's Nordic real estate market combines the best of both worlds - natural beauty and stylish living. With its rich history, charming villages and unspoiled beaches, the north of Mallorca offers a unique atmosphere that attracts both discerning buyers and nature lovers. 

In the mystical north of Mallorca one encounters a unique world, mostly untouched by urbanization. In 123 BC the Romans conquered the island, later the Moors, until King James II took possession. Northern Mallorca's secrets are revealed in the ancient ruins of Pollentia and Pollensa's charming cobblestone streets with 17th and 18th century buildings. The allure of investing in this charming region is undeniable.... The advantages of investing here are clear: 

  • Breathtaking surroundings: a spectacular natural scenery spreads out before you here. You'll be greeted by two of the island's largest bays with white sandy beaches, while the imposing Tramuntana mountain range (a UNESCO World Heritage Site) forms an impressive backdrop. On the exclusive peninsula of Formentor, you will find luxurious villas for sale by the sea - a place that has been a favorite meeting place for many famous personalities such as Winston Churchill since the 1930s. You can also find interesting houses for sale in the original fishing village of Cala San Vicente, near the idyllic bays of Malpas and Bonaire.
  • Increase the joy of living. The north coast of Mallorca is a real magnet for property buyers who love the Mediterranean flair. The region offers breathtaking scenery, excellent cuisine, international educational institutions, picturesque villages with characteristic Mallorcan charm, and a vibrant and cosmopolitan community. Those seeking recreation can relax on the beautiful sandy beaches of Puerto Pollensa and Puerto Alcúdia or unwind in romantic, hidden coves. The historic old towns, weekly markets, cozy sidewalk cafes and interesting art galleries of the surrounding villages are a paradise for art and culture lovers. 
  • Not as far as you might think. The northern part is easily accessible in just 45 minutes via the highway from both the airport and Palma.
  • Good value for money. In the northern part of the sunny island of Mallorca you will find a special asset: an extremely attractive price-quality ratio compared to other regions such as the southwest. In the northern region real estate is about 40% cheaper than in Palma or the southwest. 

Market situation on the North Coast

Close to nature, breathtaking beaches and secluded communities such as Campanet, Búger and Muro, as well as coastal areas such as Can Picafort and Son Serra de Marina, make the north of Mallorca a desirable destination for property buyers. Especially during the pandemic, the demand for properties with lots of open space such as gardens or terraces increases. High-quality properties are purchased mainly by buyers from Germany, Great Britain, Spain and Switzerland, while buyers from the Czech Republic, the USA and Poland express their interest.

Here, too, demand exceeds supply and interesting products are barely 3 months on the market. Therefore, prices are developing steadily upwards. Exclusive properties in the first line of the sea are particularly sought after, as well as rural and rustic properties in the midst of the diverse landscape. Buyers prefer new buildings with modern interiors and underfloor heating. The greatest demand is for properties with private pools, with the entry price for an appealing option in rural areas inwardly priced at around €1.5 million. However, if this is to be closer to Pollensa, the price jumps up to 2 or 3 million euros. For a decent and nice apartment, the entry price is around 350,000 euros whether in Port Pollensa (north) or Cala Mendia (northeast). 

Prices for villas and fincas in the north of Mallorca are highly dependent on location and the average price per square meter of 3,800 euros is not a reliable indication. Among the properties in the north of Mallorca, Formentor is the most expensive due to the small number of available properties and most properties here cost between 6 and 7 million euros. Prices are also high in Pollensa and in the coastal towns of Alcúdia, Puerto Alcúdia and Puerto Pollensa and are expected to continue to rise. An alternative is offered by the rural areas in the interior of the island, where better value for money can be found.

Prices are also on the rise in the northeast. Particularly in demand are the prime locations near Artà and Colònia de St. Pere, where the average price for a decent villa is already around €2 million and is expected to rise further. The coastal towns between Cala Mesquida and Canyamel and the third largest municipality of Manacor are also seeing slight price increases compared to last year.

Top locations in the north 

Now that we have a rough overview of the general characteristics of the North, it is time to venture into the most fascinating regions and explore their breathtaking landscapes in more detail. 

  • Formentor: The untamed and rugged splendor of the Formentor Peninsula is a feast for the eyes, offering breathtaking views of Puerto Pollensa Bay and a picturesque sandy beach surrounded by swaying pine trees. Nestled in this pristine oasis, the properties located here exude an exclusivity that is second to none, making them the ultimate residence for global elites seeking an idyllic Mediterranean retreat that is beyond compare.
  • Pollensa: Pollensa, also known as Pollença, is an old town in the north of the island of Mallorca. It offers attractive alleys, an impressive main square with cozy cafes, restaurants and bars. The town has a rich history and was discovered over a hundred years ago by a group of artists inspired by the beauty of the region. Pollensa is a popular destination for discerning visitors and offers sights such as the Roman bridge "Pont Roma" and the Puig de Pollensa with a monastery on a small mountain outside the town.
  • Port Pollensa: Similar to most of the island's bustling resorts, Puerto Pollensa has its roots in a simple fishing settlement. Its rapid transformation began at the beginning of the century, when it first became a popular summer destination for Mallorca's wealthy society, many of whom built large vacation residences overlooking the harbor. Artists and writers were also attracted to the region's outstanding natural beauty and visited or lived in Puerto Pollensa. The seeds of international tourism soon took root and the family-friendly resort became one of the most popular on Mallorca - especially with British holidaymakers, who hold it in high regard.
  • Playa de Muro: Playa de Muro, located on the northeast coast of the island of Mallorca and near the towns of Muro and Port d'Alcúdia, is an impressive beach that is divided into four sections for a total of six kilometers. All four sections of the beach are made of white sand and occasionally even offer dunes. Playa de Muro is a perfect destination for people of all ages and enjoys great popularity among tourists as well as locals. Families, in particular, appreciate the beach for its easy access, the variety of restaurants and facilities, the play areas specially designed for children, and the exceptionally shallow water that allows wading far out into the sea before it gets deeper.
  • Alcudia: The vibrant northern town of Alcúdia is worth a visit all year round, providing life, history and culture at all times. Just a kilometer inland from the well-known resort of Port d'Alcúdia, this historic town allows you to discover Mallorcan heritage without straying too far from the familiar "vacation path". Special areas to buy are Mal Pas and Alcanada. 
  • Port Alcúdia: Port de Alcúdia is known for its almost 10 kilometers of sandy beach on the Bay of Alcúdia, which gives it its reputation. There are an abundance of bars, restaurants and hotels in the immediate vicinity of the port. The Alcudiamar marina has 730 moorings for boats from 6 to 30 meters in length and offers various boat excursions, such as a trip to Cap Formentor or a ferry crossing to Menorca. The fine sandy beach extends from the marina to Can Picafort and even in high season it is never crowded. The most beautiful hotels in the town are located directly on the sandy beach in the direction of Can Picafort.
  • Arta: Artá is surrounded by a wide valley and a small mountain. Here the cultural heritage and traditions are preserved and tourism plays a minor role. The eye-catcher of the town is the parish church Transfiguracio del Senyor, which dominates the silhouette of Artá. Most of the streets in the center are now exclusively pedestrian, which adds to the charm of the town. Colonia de Sant Pere and Betlem are top locations to purchase a summer property. 
  • Capdepera coastline: Capdepera is a town located on the picturesque east coast of the island and a perfect destination for those who love the sea and the sun. The town is in close proximity to other towns such as Artá, Manacor, Son Servera and Cala Ratjada and has an estimated population of 11,500 inhabitants. The coast is the star of the municipality and there are four spectacular coastal centers, namely Cala Mesquida, Cala Rajada, Canyamel and Font de Sa Cala, all with crystal clear waters and picturesque beaches. Capdepera is a paradise for those who want to experience the natural beauty of the coast.
