About Es Portixol

Actually, Portixol does not officially exist. The district of Palma around which everything revolves is El Molinar. It stretches from the Marina Plaza complex, which is not really worth mentioning architecturally, to the next town, Ciudad Jardin. The part closer to Palma is a former neighbourhood of Molinar called Portixol, or El Portitxol in Mallorquin. Then comes El Molinar itself, named after the many windmills so typical of Mallorca. The microlocation

The exact location of la13 is no secret: this apartment by the sea is in the best location of Portixol directly above the bay. And as the name suggests, it is located in Carrer del Vicari Joaquin Fuster with the house number 13.

Apartment by the sea - and still big

The 130m2 flat has a large open-plan living and dining area, three bedrooms, one of which is a master suite with en suite bathroom, another large bedroom with a double bed and a smaller bedroom with a single bed that can also be used very well as a studio. The two share another bathroom. The seafront flat has a 40m2 terrace to the front and another 35m2 terrace to the rear. Directly on the same level.

Life inside merges with life outside!

We have been working on the interior design since the beginning of the year and have been in the planning phase with the technical architect since July 2022. At the moment (November 2022) we are awarding the contract and expect completion at the end of the second quarter of 2022.

If you look at the market in Portixol, you will find that you can buy individual properties. Always in need of renovation. And if you then ask, you will learn that just obtaining the building permit takes 3-4 years in the meantime. Therefore, it was a great pleasure for us to be able to renovate the apartment. This is not a so-called "obra mayor", i.e. a large construction activity, which takes an incredibly long time for the permit. But we can work with a small permit. And we are happy like snow kings that we have a project that actually does not need 5 years from start to finish. It will not take two years. It is a wonderful feeling to be part of the transformation of a good basic structure into a little jewel!

This apartment by the sea is a wonderfully round package. Because it solves exactly the needs also in a perfect way that every Mallorca friend has. You are in the absolute hotspot, possibly the most expensive in southern Europe. But you have privacy. An amazing sea view. You can even hear the sound of the sea. The apartment is luxurious. But still we have thought about practical features like storage space in the design. We don't want the apartment to be a chore. It should bring you joy. On the side, but not insignificant: A parking space is included in the package.

 

The apartment is renovated by us according to the latest standards. From underfloor heating to the latest inverter technology for cooling and heating to the KNX - Smarthome - system, every dream is realized here.

What we can't make, but what this seafront apartment already has is this incredible sea view. You come in and you have this huge expanse of windows and you're looking directly at the bay of Portixol. With the bright blue sea. Priceless, really!

Terrace in front of the living area!

Due to the front terrace, this apartment has a huge advantage over most apartments that I have seen so far. Here you usually have a balcony. And if you're lucky, it's off a "useful" room, such as the kitchen. And not from the bedroom. But that such a large terrace is directly in front of the living area is an absolute exception. Because the roof terrace, which is always referred to, you will honestly never use in practice. That's always a "pick up". Carrying up drinks. Forgotten something? Down again. But a terrace on living level, that's top class!
