Today was the site meeting for the project, like every Wednesday. Molinar Townhouse project and I thought I'd bring you a few photos and write a few lines about it. By the way, WiP08 means Work in Progress 08 and marks the eighth report we are posting about the Molinar Townhouse project. To inform you transparently and comprehensively about the construction and its progress.

In fact, we are very much on schedule. We are now waiting for a few small things and can then already apply for the Final d'Obra. This is basically the first step for the official building inspection and the prerequisite for applying for the Cedula de Habitabilidad, the certificate of habitability.

Both are still a factor of uncertainty, combined with the official water connection, for which the road has to be torn up again. And of course only the monopoly company is allowed to do that. For the unfortunately rather exorbitant price, they then close the road again. So that the electricity company can then tear it up again - for an equally sporting price. Well ... the good thing is: these two construction dates are usually very difficult to estimate in terms of time. But water is now connected. This means we are a good deal further ahead and may even be able to make an offer to tenants who want to move in earlier.

Á propos: When I wrote WiP08 just now, the 7th rental was announced. You know, this always has to be sealed with a deposit and a contract. It's amazing how high the demand for good products is. And it's a great sign of confidence that our first tenants signed months ago!

Installations

We are not yet finished in three houses. Of course, with 8 houses, even larger electricians don't have the capacity to do everything at once. Therefore, we proceeded in stages. Here you can see an example of the sub-distribution with the KNX bus actuators in house 24B. Then the almost completed wiring and the successful test of the actuators.

People in WiP08

It's always nice to know who's behind it all, isn't it? Here are a few of the protagonists of the construction site, where I saw an estimated 60 people today ...

At the team meeting for WiP08, we were joined by Pilar for interior design and Alvaro for project management. Then there were the colleagues from islabau, the construction company with one of the owners, Javier Bethancourt, and the site manager José-Manual. Also present for us are Magi Marqués, the architect for this project, and Tomeu Salom, our technical architect, who will hopefully ensure that the building remains standing for a long time without any faults.

Natural stone

I have always said that we want to use authentic and real materials. And in this project I was convinced for the first time to use porcelain stoneware that only looks like natural stone.

Why? Actually, mainly for design reasons. The material thickness is lower. And the material is identically suitable for indoor and outdoor use. And we wanted to have a continuous joint from the inside to the outside without any visible difference in the material. Natural stone is actually roughened differently for outdoor use, so you can't get a uniform look. And we were able to work much finer and more precisely in many places in the not really huge houses.

In fact, the material is just as expensive as a good natural stone. But it is of course much less sensitive when it comes to maintenance. A glass of wine spilled on natural stone or grease splashes from cooking? If you don't take immediate action, you'll be able to enjoy it for a long time to come. But the really decisive point was the design.

We have the "real" natural stone on the kitchen worktop. The solidity of the stone really made it look nicer.

The kitchen has now been ordered. In terms of design, we finally decided not to build a "U" after all, but an "L". After a viewing, we took another look at the dimensions of the dining table and realised that the chairs and the table are not really generous. And that it would be nicer to have a larger table instead of the third kitchen unit.

Then we exchanged the LIEBHERR fridge and dishwasher for MIELE products. The induction hob remains BORA ("pure") and the oven comes from Gaggenau. The fronts under the natural stone are made of real walnut and thus fit in perfectly with the doors and cupboards throughout the house.

I hope I could give you a good impression of the progress of the construction work with this WiP08. We in the team here are proud of the progress, hope that the authorities will play along with the pace and that we can hand over the keys to the first tenants sooner or at least on schedule!
