Cala Mayor – Construction Site Report 1
Miguel, our founding partner at predatorarquitectura.com, is doing his first construction site report from Cala Mayor. Join us live as we convert these penthouses!
I’m surprised myself—suddenly it started. My first “resumen de la obra” for the two penthouses in Cala Mayor. Attentive readers know the ones: these two apartments with that insane view that, even for me as an experienced architect, throws me off a little every single time.

The work started just a week ago. And we can already see a lot. The team was complete and committed. The workers, the specialist contractors, the transport crews with the forklift, and the project management—“tutti”—in the first act on stage.
First act of the renovation in Cala Mayor
How does a renovation like this begin? If you do it properly, with demolition. Carpentry elements like built-in cupboards and doors, or the kitchen, are gone. The flooring is being removed. Cables and pipes are torn out of the wall. Some are still hanging out of the suspended ceiling; they were part of a lighting system that we’d rather redo completely. Then we know what is where.

And then this dream rooftop terrace. Completely bare, like the skeleton of a floor. A framework of wooden beams that formed the base for the decking—which, now totally scorched by the sun, is being disposed of. All the pipework that supplied the apartment’s installations is visible. The outdoor area is currently having a completely contradictory effect on me. It’s an absurd mix of shabby dreariness and a beautiful—indeed downright breathtaking—view.

By the way, the large penthouse in Cala Mayor is already firmly rented for several years. You can still rent or reserve the small penthouse. We’re planning move-in for 01 April 2023. But for now, it’s back to the construction site and on to the suspended ceilings and claddings. I’ll report again next week!
Best regards from Mallorca,
Miguel
