About this property

A brand-new townhouse project with a building licence in a prime position in El Molinar, one of Mallorca's most sought-after neighbourhoods. Just a few metres from the seafront promenade, the home combines contemporary architecture with comfort, character and a refined level of finish.

The project offers three bedrooms and two bathrooms across two floors, with a total built area of 226 m². The ground floor is arranged around the open-plan living and dining area and its private pool, while the bedrooms are located upstairs. The principal bedroom faces the front of the house and includes an en-suite bathroom.

Carefully selected specifications include underfloor heating and central air conditioning throughout, ensuring year-round comfort. A KNX home-automation system and a fully equipped kitchen with Bora and Gaggenau appliances complete the contemporary concept.

Together with neighbouring Portixol, El Molinar is one of Europe's most desirable coastal neighbourhoods. Excellent restaurants and cafés, everyday shops, pharmacies and the beach are all close at hand. The seafront is ideal for running, cycling, skating and water sports, while Palma's city centre and the airport are both only a short drive away.

Casa Josep is a rare opportunity to create a beautifully considered home in one of El Molinar's most attractive locations. Contact us to arrange a viewing and experience the setting in person.

The location

El Molinar

El Molinar stretches east of Portixol along Palma’s coastline. The neighborhood developed around fishing, windmills, and simple houses by the sea. Much of that scale can still be felt today: low-rise buildings, narrow streets, small squares, and an immediate relationship with the promenade.

In everyday life, the boundary with Portixol is fluid. While Portixol feels denser and more gastronomically lively around its bay and harbor, El Molinar remains quieter over longer stretches and more distinctly residential. Small bathing access points, the Club Marítim del Molinar, and the unobstructed view across the bay give the shoreline its own rhythm.

The promenade is the neighborhood’s connecting element. Heading west, it runs past Portixol toward Palma and continues east via Ciudad Jardín. Walkers, runners, and cyclists use it year-round; at the same time, supermarkets, bakeries, small shops, restaurants, and schools are within a short distance. The old town is easy to reach, without El Molinar feeling like an inner-city district.

Limited street space is part of the reality of the location. Parking is scarce, especially close to the sea, and many traditional houses have neither a garage nor large outdoor areas. In return, roof terraces, inner courtyards, and direct access to the sea offer a quality of living that is hardly reproducible in other parts of Palma.

The property market ranges from compact apartments to carefully renovated fishermen’s and townhouses. New builds and comprehensive refurbishments are particularly sought-after due to the limited supply. What matters are sensitive architecture, good natural light, and a floor plan that uses the limited space intelligently.
